Welcome to Rosario Shores — a coastal development shaped by bold ideas, practical design, and our passion for creating homes that feel just as good as they look.

Set between the estuary and the ocean, this project transforms a single ageing home into three carefully considered residences, each designed to celebrate the landscape while maximising liveability. Each house has its own distinct interior scheme — subtle shifts in tone, texture, and detailing that give every home a unique identity while still feeling part of a cohesive whole.

Dream homes aren’t just for the lucky few. At Rosario Shores, we’re proving that with bold thinking, thoughtful trade-offs, and smart design, the average Kiwi family can still create something extraordinary — homes built for real living, not just for show.

Before Rosario Shores began, this spot was home to a classic slice of Kiwi bach life — a weathered 1970s house that had seen better days. With retro styling, tired interiors, and more than a few hazards hidden behind the walls, the house definitely wasn’t short on "character."

Just steps from Orewa Beach — consistently rated one of New Zealand’s best — the property offered panoramic estuary and ocean views that made all the quirks of the house easy to forgive. It was a setting that deserved homes built to truly make the most of it.

Every detail of Rosario Shores has been designed to make the most of this unique coastal site — from the bold exterior forms to the layered, liveable interiors. These are homes shaped by light, view, and connection to the landscape, without losing sight of everyday functionality. The architecture pairs strong, clean lines with a natural material palette. Expansive glazing opens the homes to the estuary and ocean beyond, and each outdoor living space is carefully tiered into the landscape for sun, shelter, and privacy.

Inside, every home carries its own distinct identity:

  • Lot 1 + Lot 2 feature crisp whites, deep charcoals, and layered textures, creating bold, sculptural interiors balanced with understated warmth.

  • Lot 3 offers a lighter coastal palette, with muted greens, warm timber tones, and soft textural elements to create a more relaxed, welcoming feel.

Here's a glimpse of our final design plans — the homes are still under construction, but we can't wait to bring these spaces to life.
